What we do
Waterproofing work we handle
Bathroom & toilet waterproofing
The most common KL leak: water from a shower area or floor trap seeping into the ceiling below. We hack the affected area, apply a reinforced membrane, flood-test and retile.
Leak investigation
Moisture readings, water and dye tests and a check of pipes and floor traps to separate plumbing leaks from failed waterproofing before any hacking.
Flat roofs & RC slabs
Torch-on bitumen, PU or acrylic membrane systems for flat concrete roofs, car porch roofs and ledges, with attention to drains and upstands.
Balconies & planter boxes
Re-waterproofing balconies and planter boxes that leak into the room or unit below, including outlet and drain details.
Kitchen wet areas
Membrane under sinks and wet kitchens before tiling, so spills and leaks cannot reach the slab.
Wall seepage & dampness
Treatment for damp walls next to bathrooms and external walls with water seepage, after the source has been fixed.
Crack injection
PU injection grouting for active cracks in concrete — used together with fixing the water source, never instead of it.
Window & frame sealing
Resealing window frames and joints where rain is getting in during heavy downpours.
Warning signs
You probably need waterproofing if…
- There is a water stain, bubbling paint or dripping on the ceiling under a bathroom.
- The unit below has complained about a leak from your toilet.
- Skirting or walls next to the shower stay damp and mouldy.
- Your flat roof or car porch ponds water and leaks after heavy rain.
- A balcony or planter box is staining the ceiling or wall below.
- Someone offered a quick “injection, no hacking” fix — and the leak came back.

How your waterproofing job works
Inspect & find the source
We check the floor trap, pipe joints and membrane with moisture readings and water tests. Plumbing leaks are fixed first — waterproofing cannot stop a leaking pipe.
Written quote
Scope, method and areas to hack are listed, so you can share it with the management or the neighbour below.
Membrane & flood test
Surface prep, primer, reinforcement at corners and drains, two coats of membrane, then a 24–48 hour flood test before tiling.
Retile & make good
Screed, retile and seal. Ceiling stains below can be repainted once the area has fully dried.

Tips from the job
Beware of injection-only fixes
Injecting a few points from below without touching the bathroom above is quick and cheap, but if the water source is still there the leak usually returns within months. Ask any contractor what they will do about the source.
Leaking to the unit below?
Report it to your building management (JMB/MC) in writing with photos. Under the Strata Management Act, they can help determine whether the source is in your unit or in common property such as a shared pipe.
Insist on a flood test
After the membrane cures, the floor should hold 5–10 cm of water for 24–48 hours with no leak below. It is the only proof that the waterproofing works before tiles cover it.

FAQ
Frequently asked questions
How much does bathroom waterproofing cost in Malaysia?
In Kuala Lumpur, re-waterproofing a bathroom floor properly — hacking the tiles, applying a reinforced membrane, flood testing and retiling — typically costs RM1,800–RM4,500 depending on size, tile choice and whether walls are included. A leak inspection on its own is around RM100–RM300.
My toilet is leaking into the unit below. What should I do?
First stop using the shower area if you can, then report it to your building management in writing with photos. Next, have the source checked: a leaking pipe or floor trap is repaired as plumbing, while failed waterproofing needs the floor redone. We can inspect and give a written report you can share.
Can waterproofing be done without hacking the tiles?
Sometimes — if the leak is from failed grout or sealant, re-grouting and sealing can work. But if the membrane under the tiles has failed, a lasting repair means removing the tiles in that area. We tell you which case you are in after inspection.
How long does bathroom waterproofing take?
Usually 3–5 working days: hacking, membrane application and curing, a 24–48 hour flood test, then screed and tiling. The bathroom cannot be used during this time.
Do you waterproof flat roofs?
Yes — concrete flat roofs, car porch roofs and ledges, using torch-on bitumen, PU or acrylic membrane systems depending on exposure and foot traffic. We also clear and detail the roof drains, which are where many roof leaks start.
Is the leak always a waterproofing problem?
No. Many “waterproofing” leaks in KL are actually a leaking pipe joint, a cracked floor trap or a failed seal around the toilet. That is why we test before quoting — it can save you from paying for a bathroom you did not need to hack.
