What “hollow” and “popping” tiles are
- Hollow tiles make a dull, drum-like sound when tapped, because there is an air gap between the tile and the screed beneath.
- Popping or tenting tiles go further: a row of tiles lifts into a ridge, sometimes with a sudden loud crack, and may split.
Both are common in Malaysian condos and terraces, especially on large, sunny floors and in older buildings.
Why it happens
- Thermal expansion. Tiles heat up and expand faster than the concrete slab beneath — strong afternoon sun through glass doors makes this worse.
- Poor adhesive coverage. Tiles laid on a few dabs of mortar (“spot-bonding”) or on adhesive that dried before the tile went on have weak spots.
- No movement joints. Large floors need flexible joints at the perimeter and in the field so tiles can expand; tight tiling wall-to-wall leaves nowhere to go.
- Moisture beneath the tiles from leaks or a damp screed weakens the bond.
- Building movement as a new structure settles in its first years.
Is it dangerous?
A hollow sound on its own is usually not urgent, but keep an eye on it. Lifting, cracked or tented tiles are a trip and cut hazard — keep children and elderly family members away, and avoid stepping on raised edges until they are repaired.
Repair options
| Situation | Typical repair |
|---|---|
| A few hollow tiles, not lifted | Remove and re-bed those tiles with full adhesive coverage |
| A ridge of popped tiles | Remove the lifted rows, clean back the screed, re-lay with movement joints |
| Widespread hollow tiles across a room | Relay the floor, or overlay new tiles only if the old ones are firmly bonded |
| Hollow tiles plus damp | Find and fix the moisture source first (often a leak), then re-tile |
Injecting adhesive at the edges of hollow tiles is sometimes offered as a quick fix. It can help with very small voids, but it rarely restores a full bond across the tile, so problems often return. Keeping a few spare tiles from the original batch makes matching repairs much easier.

New condo? Use the defect liability period
If your unit is newly handed over, hollow and popping tiles are a common defect claim. Report them to the developer in writing, with photos and a floor plan marking the tiles, within the defect liability period (commonly 24 months from vacant possession) — before you renovate over them.
How to prevent it in a new tiling job
- Full adhesive coverage on the back of every tile (back-buttering large tiles).
- Perimeter gaps hidden under skirting, plus movement joints on large floors.
- Levelling clips for large-format tiles.
- Waterproofing and a dry, sound screed beneath wet areas.
Frequently asked questions
Why do floor tiles suddenly pop with a loud crack?
Heat makes the tiles expand faster than the concrete slab, and with weak adhesive or no movement joints the stress builds until the tiles lift in a ridge — often with a bang. It is common in Malaysia on sunny floors.
Can I just glue a hollow tile back down?
Injecting adhesive helps only with small voids. A lasting repair removes the tile, cleans the bed and re-sets it with full adhesive coverage — which is why keeping spare tiles is useful.
How much does it cost to repair popped tiles in KL?
A small area of hollow or popped tiles is typically RM80–RM250. Relaying a larger area is priced per sq ft — around RM4–RM8 for standard tiles plus hacking and materials.
