Bathroom renovation cost in Kuala Lumpur: a realistic 2026 breakdown

A typical bathroom renovation in Kuala Lumpur costs about RM7,000–RM11,000 for a basic refresh, RM11,000–RM18,000 for mid-range finishes and RM18,000+ for premium fittings, including materials. Most of the difference comes from tiles and sanitary ware; the hidden essentials — plumbing and a flood-tested waterproofing membrane — are where you should not cut corners.

What drives the cost

Every bathroom is different, but the price mostly depends on:

  • Size — floor area and wall height to be tiled.
  • Scope — refresh (new tiles and fittings on the same layout) or full rebuild (moving the toilet, shower or basin).
  • Tiles and sanitary ware — the biggest variable: RM4 per sq ft tiles and a basic WC versus large-format porcelain and a wall-hung toilet.
  • Hidden work — old GI pipes, a failed membrane or a sagging slab found after hacking.
  • Building rules — condo working hours, lift bookings and debris disposal add time.

The right order of work

Doing things in the wrong order is the most expensive mistake in a bathroom renovation:

  1. Hack old tiles and screed; remove old fittings.
  2. Plumbing and electrical first-fix — reposition pipes and points, replace old GI pipes, run the water heater and exhaust fan circuits.
  3. Waterproofing — primer, reinforcement at corners, pipe penetrations and the floor trap, two coats of membrane up the walls.
  4. Flood test for 24–48 hours with the unit below checked.
  5. Screed with the correct fall to the floor trap, then tile floors and walls.
  6. Second-fix — WC, basin, shower set, accessories, mirror, lights.
  7. Ceiling and paint, then silicone sealing and a final clean.

Because one team handles plumbing, electrical, waterproofing, tiling and painting, nothing has to wait for another contractor — or be hacked twice.

How long does it take?

A full bathroom usually takes 2–3 weeks: about 2–3 days of hacking and first-fix, 2–3 days for waterproofing and the flood test, 3–5 days for screeding and tiling, and 2–3 days for fittings and finishing. Condo working hours can stretch this.

Where you can save — and where you shouldn’t

Save on:

  • Tiles in the dry zone and above eye level — mid-range ceramic looks fine there.
  • Keeping the same layout — moving a toilet means new waste pipes and more hacking.
  • Accessories — towel rails and holders can be upgraded later.

Don’t save on:

  • Waterproofing and the flood test — failures mean hacking a new bathroom.
  • Pipes — replace old GI pipes while the walls are open.
  • Anti-slip floor tiles in the shower zone.
  • The exhaust fan — it protects your new paint and grout from mould.

Questions to ask before you hire

  • Is waterproofing reinforced at corners and the floor trap, and will there be a flood test before tiling?
  • Are hacking, debris disposal, screeding and materials listed separately in the quote?
  • Who coordinates the condo permit, deposits and lift bookings?
  • What happens — and who pays — if old pipes or a damaged slab are found after hacking?

Frequently asked questions

How much does it cost to renovate a bathroom in KL?

Roughly RM7,000–RM11,000 for a basic refresh, RM11,000–RM18,000 for mid-range finishes and RM18,000 or more for premium fittings or layout changes, including materials. The final price depends on size, scope and the tiles and fittings you choose.

How long does a bathroom renovation take?

About 2–3 weeks for a full bathroom, including time for the waterproofing to cure and a 24–48 hour flood test before tiling.

Can I keep my old tiles and just change the fittings?

Yes, if the tiles are sound and there are no leaks. Many owners regrout, replace the WC, basin and shower set and repaint the ceiling for a fraction of the cost of a full renovation.
